Sellers do you part and Prepare Your House for the Home Inspection or it may Cost You!

Seller's follow these instructions prior to the scheduled inspection date to avoid having to pay a re-inspection fee.

 When selling a home, it's the responsibility of the seller to properly prepare the home for the professional inspector to inspect ALL aspects of the home. The house will be inspected in "as is" condition on the scheduled inspection day so systems and areas that are off or not accessible will not be inspected and will require an additional fee paid by the seller to return to the site and inspect them.

In order to prepare for the inspection please verify:
  • All utilities are on to the house 
  • Pilot lights are lit
  • Valves behind toilets and sinks are turned on
  • Smoke detectors and CO Detectors are installed within 15ft of all bedrooms. 
  • Pets are secured away from the house or property to allow complete access to the inpector
  • There is no standing water in the crawl space 
 • All items are moved out of the way of access to:
  ○  electrical panels,
  ○ attic access panels
  ○ crawlspace access
  ○ water heater area
  ○ furnace area
